J.A. Rice, Inc.’s survey staff can perform boundary surveys necessary to prepare plats and descriptions, right-of-way and easement acquisition, variances, and subdivisions. Our team of licensed surveyors have a combined experience of over 200 years working with clients in the region, and have extensive experience preparing plats for a wide range of purposes. We are familiar with the requirements and procedures of many Federal, state, and local government agencies, including DOTs, SHA, WSSC, MNCCPC, FAA, WMATA, and FEMA.
To perform any boundary survey needed, JAR researches all of the properties involved by obtaining existing deeds, recorded plats, and rights of way information. This information allows us to create a mosaic of the properties, much like assembling a large puzzle. The plats, deeds, and any other available information is assembled into a useable arrangement. This mosaic can be the final deliverable or utilized for any boundary survey or metes and bounds project. It contains all of the deed and plat information for the field crew to search, recover, and locate the found monumentation and any other information showing possible possession: fence lines, mowed or cultivated areas, existing structures that appear to be close to the boundary lines, etc. Once all of the locations are field surveyed and returned to the office, the information is computed and analyzed by a licensed surveyor, compared to the information contained in the deeds or shown on the existing plats, and the final boundaries are determined. Any final plats, sketches and descriptions are prepared using this information, along with client and/or agency requirements and specifications.
